🏛️ Washington rescues commercial real estate with a structured lending program
Friedberg's on-the-record, betted call: the federal government steps in to monetize the commercial-real-estate debt wall through a TARP-like structured lending program. Two mechanisms - real-estate money funds political campaigns, and the assets sit inside pension funds, bank balance sheets and life insurers that are already close to technically insolvent on their bond marks, so Washington will not let the write-downs land on pension and insurance claims. Bet resolution trigger is the Fed's first rate cut: the program has to exist before the first cut. Brad ($25k) and Chamath ($5k) took the other side, Friedberg sized his own action to $100k, all to the SPCA.
⚖ Why this verdict
fully deterministic — evaluate.py replays this from daily closes; nothing below is editable or hand-set
- Window: 2023-07-09 → 2024-07-09 — first mention + 12-month horizon, then the window locks.
- The call: ▲ LONG BXP (primary play). BXP rose 9.9% over the window → direction-adjusted R = +9.9% (the call made money).
- Benchmark: holding SPY over the same window returned +28.2% → α = +9.9 − (+28.2) = -18.3% — what this call made or lost against just owning the index. This is the number the verdict uses.
- Rule fired:
· HIT — R ≥ +10% AND α ≥ +5▶ PARTIAL — R ≥ +5% OR α ≥ 0· MISS — everything else
- Credit: supporters of a PARTIAL earn 0.5 each, opposers the inverse — this feeds the scoreboard weights. supported: Friedberg, Jason | opposed: Brad Gerstner, Chamath, Sacks | proxy-sensitive: VNQ→MISS (+4.0%)

Mention log
“I'll make a prediction right now. My prediction is the federal government is going to help to monetize that debt, and they're going to help to support that commercial real estate sector through some sort of structured lending program.”
“I just don't think it's that draconian. Rates are not that high.”
“I personally think they're just trying to find more ways to pump money into supporting commercial real estate markets because of the issues we just highlighted. And I think this is the first of what will likely be several programs to support, framed as things like affordable housing, but really designed to support the economic loss impairment that's going to be inevitable at some point.”
“And this is where, going back to my speculation a couple months ago, kind of gets revisited, if you're actually talking about a two-third write-down on the value in these funds, most of that being pension funds, you're not going to see governments let that happen. You're going to see the federal government. There's going to be some action at some point... there's going to need to be some sort of structured solution to support retirees and pensioners, because that's ultimately who ends up holding the bag in this massive write-down.”
“I mean, Janet Yellen is going to bail these folks out. That means you won't bail out the banks themselves, but you'll bail out the creditors, obviously. The people holding the bag. They'll get bailed.”
